VAT Planning for property business

The Challenge

The owner of a sports hall complex had opted to tax the property more than 20 years ago and was now eligible for the option to lapse. Most of the facility’s customers were unable to reclaim VAT on their hire fees, meaning VAT was a real cost to them and potentially affecting pricing competitiveness.

At the same time, the VAT‑able running costs of the sports hall were relatively low, raising the question of whether the option to tax was still beneficial.

The Solution

We reviewed the VAT position in detail, comparing the impact of retaining the option to tax versus allowing it to lapse and de‑registering for VAT. Our analysis showed that removing VAT from customer charges would allow the business to reduce prices while maintaining margins.

Although VAT de‑registration would prevent recovery of VAT on running costs, the financial impact of this was outweighed by the increase in net sales and improved affordability for customers.

The Value

By allowing the option to tax to lapse and de‑registering for VAT, the client achieved a more competitive pricing structure without harming profitability. This strategic VAT change improved customer value, supported long‑term commercial viability, and aligned the tax position more closely with the nature of the business.
